Neighborhoods

Truckee is made up of a great community of neighborhoods.Truckee neighborhoods are somewhat diverse in geography and proximity to amenities but almost all enjoy access to nature and recreation opportunities out their back doors. Where people choose to live often depends on their priorities of access to work, dining/shopping, or where they prefer to play.

The Donner Lake neighborhood on the west end of town is popular for young adults because of the proximity to the lake and the summit ski resorts and because only about ¼ of the residents live there full-time. Donner Lake Property Owners Association members enjoy their own private beach on the west end of the lake. Donner Lake, Armstrong Tract, and Tahoe Donner neighborhoods historically receive more snow than other Truckee areas, which means more snow removal is required. Learn more. 

Armstrong Tract is both close to Donner Lake and also midtown Truckee shopping and restaurants. Many Armstrong Tract residents enjoy a view of Donner Lake, but with that view may also come I-80 noise, which contributes to the neighborhood being somewhat more affordable to purchase a home in than some other neighborhoods.

The Tahoe Donner neighborhood is at the highest elevation in Truckee and is part of one of the country’s largest homeowner associations. The Tahoe Donner Association features amenities such as a ski hill, cross-country ski area, equestrian center, pools, a gym, and several restaurants. It also backs up to many hiking and mountain biking trails. Many of the homes are owned by part-time residents, which can be appealing to people who prefer not to have neighbors around all the time. A Class 1 paved bike trail was recently completed, connecting Tahoe Donner to downtown Truckee. Learn more.

The Gateway neighborhood near Safeway and Tahoe Forest Hospital is popular for its central location, within walking distance to midtown shopping and convenient to downtown, with easy access to public transportation and to I-80 and Hwy 89.

Downtown Truckee neighborhood residents enjoy easy access to numerous restaurants and shops within walking distance, as well as the Truckee River and the Truckee River Regional Park. Midtown grocery shopping is a short drive away, and both Hwy 89 and I-80 are easily accessible.

Coachland is a mobile home neighborhood in a wooded setting with close proximity to Truckee Recreational Center and to I-80 and downtown as well as to public transportation. Many residents are full-time and have nice landscaping and gardens. There is also a playground at Coachland.

Sierra Meadows is popular with families who enjoy the community pool and park with a clubhouse, volleyball court, and tennis courts that are maintained by the Tahoe-Sierra Meadows Community Association. Sierra Meadows also enjoys easy access to single track mountain bike trails and Truckee River Regional Park. Young couples also enjoy this neighborhood, which is close to restaurants at The Rock and downtown via a new Class I bike path. Mostly full-time residents live in Sierra Meadows. Learn more.

Ponderosa Palisades & Martis Valley South neighborhoods are located in meadows, Ponderosa along the public 9-hole Ponderosa Golf Course, and are near the Truckee River. They have easy access to bike trails that connect to downtown Truckee and to Hwy 267 to Northstar California and Lake Tahoe. They are also close to Stella Restaurant,Truckee River Winery, and The Rock, with FiftyFifty Brewery and restaurants.

Mountainside Northstar is located between the Ritz Carlton and the Village at Northstar, just 15 minutes drive from either Lake Tahoe or downtown Truckee. All homes at Mountainside at Northstar offer a seamless connection to the mountain and nature – with direct access to the ski runs and hiking trails out your door. Activities are endless and include hiking, biking, downhill skiing, cross country skiing, snow shoeing, tubing, shopping, dining, skating and more. Ownership at Mountainside also includes privileged access to the luxurious amenities of The Ritz-Carlton, Lake Tahoe, where residents can dine, après ski, après hike and utilize the spa with a family membership. Prosser Heights neighborhood residents enjoy a wooded setting, often with a good deal of space between homes, without a homeowner’s association requirement. Prosser Heights is also near Alder Creek Middle School, with soccer fields and basketball courts available, and a bike path that connects to downtown Truckee.

Prosser Lakeview Estates is a wooded neighborhood just above Prosser Reservoir, with easy year-round recreation access via single track trails in the neighborhood and around the reservoir, connecting with the Emigrant Trail and Stampede Reservoir. Most residents are full-time. There is a Class I bike path connecting the south end of the neighborhood to downtown Truckee (3 miles). Prosser has easy access to I-80 and is a 5-minute drive to downtown.

Gray’s Crossing is a newer development below Prosser Lakeview Estates. Gray’s Crossing members enjoy an 18-hole championship golf course, pool, and PJ’s restaurant, with outdoor seating opening to a meadow. Gray’s is also close proximity to Prosser Reservoir and the bike path to downtown.

Olympic Heights neighborhood is past town halfway to Glenshire, looking down on the Truckee River with mountain views. It is mostly a full-time community and can have more affordable homes than some Truckee neighborhoods. Olympic Heights neighbors enjoy easy access to the Truckee River and downtown.

Old Greenwood neighborhood is easy access off of I-80, sitting above Olympic Heights. It is a 4-season resort community, with a Jack Niklaus designed championship golf course. This gated community boasts a beautiful pool, tennis courts, spa, and restaurant/bar.

Martiswood Estates and Ponderosa Ranchos Estates  are characterized by gently rolling, wooded full-size acres. These homes are primary estate-type residents and the neighborhood enjoys quiet streets but is also convenient to downtown. Adjacent to National Forest land and trailheads, there are ample opportunities for outdoor recreation, including scenic hiking, beginner to expert level mountain biking, and wonderful cross-country skiing.

Martis Camp is a gated luxury home community conveniently located off of Hwy 267 close to the Truckee Airport, The Rock restaurants, and easy access to downtown and adjacent to North Star California Resort. Along with the luxury amenities that you'd expect from a high end community, such as a beautiful golf course, spa, pools, and dining, Martis Camp offers a unique setting where people can come together and meet their neighbors at the Family Barn, where Martis Camp hosts movie nights, art classes, apres mixers, and outdoor summer concerts.  Martis Camp also offers groomed cross country trails in the winter and the neighborhood trails lead to popular Martis Valley mountain biking, hiking, and cross-country skiing trails with scenic views and protected wildlife. Glenshire is known as the “banana belt” of Truckee, receiving notably less snow than other Truckee areas. It is primarily known as a family neighborhood, with walking access to Glenshire Elementary School, a clubhouse, and a community pool, maintained by the Glenshire Devonshire Residents Association. Glenshire is popular with residents who commute to Reno, with easy I-80 East access via the Hirschdale exit. Glenshire also has riding and horse stables and its own market, Glenshire Pizza Company, and even dog grooming. The Legacy Trail was recently completed, connecting Glenshire to downtown Truckee on a 7-mile paved Class I bike path that follows the Truckee River. Learn more.

Nextdoor is a free social networking service that connects people in neighborhoods and nearby neighborhoods. It’s a way to connect with neighbors online that you may not otherwise know. Along with putting names to faces, neighbors are using the service to report safety issues, items for sale (or free), missing pets, and to discuss services and other community issues. It is easy and free to sign up:

  2. Your neighborhood name will appear, as well as the number of neighbors using Nextdoor (on right).Enter your first and last name and a password. Select “Female” “Male” or “Other” and click Sign Up button.
  3. You will be given choices to verify your account. The first choice, “Verify by phone” is easy and you don’t have to talk to anyone. Enter your phone number (Nextdoor states that they won’t save/use for solicitation) and click “Call Now”. When you hit “Call Now” your screen changes to a code to enter once you receive the call. Other choices are to verify with a credit card or the last 4 digits of your social security number.
  4. You also have to reply to an email to verify your email account.
  5. You are now a member. There are easy steps to add a photo and information to your profile, but you may view posts and use the service without doing so.
