Truckee is made up of a great community of neighborhoods. Truckee neighborhoods are somewhat diverse in geography and proximity to amenities but almost all enjoy access to nature and recreation opportunities out their back doors. Where people choose to live often depends on their priorities of access to work, dining/shopping, or where they prefer to play.

Home Owners Associations

The town of Truckee is approximately 34 square miles made up of a great community of neighborhoods.

Each neighborhood is somewhat diverse in geography, ranging in elevation between 5,540 feet in the vicinity of Boca Reservoir to nearly 7,500 feet in Tahoe Donner. While they may differ in their unique character and proximity to amenities, all enjoy access to nature and recreation opportunities right out their back doors.

There are several resources for maps to help you acclimate and get around. A few of those include:

TAHOE DONNER

Tahoe Donner – At 7,500’ Tahoe Donner is the highest elevation in Truckee and one of the country’s largest homeowner associations. The Tahoe Donner Association amenities are extensive such as a ski hill, cross-country ski area, equestrian center, pools, a gym, tennis club, private beach at Donner Lake, and several restaurants. It also backs up to many hiking and mountain biking trails. Formerly a neighborhood of many part-time residents, there are many more full-time residents living there now. THE ROCK/OLD BROCKWAY ROAD/HWY. 267

Sierra Meadows/Ponderosa Palisades – Popular with families with convenient access to restaurants at The Rock including FiftyFifty Brewery and Drunken Monkey, and Stella at Cedar House. Easy access to bike trails that connect to downtown and the Truckee River Regional Park, and single track mountain bike trails. Sierra Meadows residents enjoy the community pool and park with a clubhouse, volleyball court, and tennis courts maintained by the Tahoe-Sierra Meadows Community Association. Learn moreMap.

Wintercreek – Lovely neighborhood near downtown, restaurants, Truckee River Regional Park, hiking and bike trails and paths.  Map.

Ponderosa Ranchos Estates and Martiswood Estates – Characterized by gently rolling, nicely wooded, nearly full acre-sized parcels. Convenient to downtown, and adjacent to National Forest land and trailheads, there are ample opportunities for outdoor recreation, including hiking, mountain biking, and cross-country skiing. Map.

GLENSHIRE

Glenshire – One of Truckee’s most popular neighborhoods for families and year-round residents, also called “The Shire” by locals. Receiving notably less snow than other Truckee areas it’s known as “the banana belt.” Walking access to Glenshire Elementary School, a clubhouse, and community pool, maintained by the Glenshire Devonshire Residents Association. Glenshire is popular with residents who commute to Reno, with easy I-80 East access via the Hirschdale exit. Glenshire has riding and horse stables, its own market, Glenshire Pizza Company, and even dog grooming. The Legacy Trail connects Glenshire to downtown Truckee on a 7-mile paved Class I bike path that follows the Truckee River. Learn more. Map.

Olympic Heights – About halfway to Glenshire, looking down on the Truckee River with mountain views with easy access to the Truckee River and downtown. It is mostly a full-time community. Map.

The Meadows – Adjacent to Glenshire, the Meadows is a gated community with parcels ranging from 5 to 15 acres and zoned for horses. Panoramic views of Mt. Rose range and northern reservoirs. Close proximity to I-80 East access via the Hirschdale exit

DONNER PASS ROAD/HWY. 89 SOUTH

Armstrong Tract – Close to Donner Lake and the Gateway area shopping and restaurants. Many Armstrong Tract residents enjoy a view of Donner Lake, but with that view may also come I-80 noise. Map.

Gateway – Near Safeway and Tahoe Forest Hospital is popular for its central location, within walking distance to shopping and convenient to downtown, with easy access to public transportation and to I-80 and Hwy 89. Map.

DONNER LAKE

Donner Lake – On the west end of town, popular for young adults because of the proximity to the lake and the summit ski resorts. Many of the homes are seasonal, part-time residents. Donner Lake Property Owners Association members enjoy their own private beach on the west end of the lake. Learn more. Map.

DOWNTOWN

Downtown Truckee – Residents enjoy easy access to numerous restaurants and shops within walking distance, as well as the Truckee River and the Truckee River Regional Park. Grocery shopping can be found at Soaring Ranch or on the west end of town, and both Hwy 89 and I-80 are easily accessible. Map.

Coachland – Mobile home neighborhood in a wooded setting with close proximity to Truckee Recreational Center, to I-80 and downtown, as well as to public transportation. Many residents are full-time and have nice landscaping and gardens. There is also a playground at Coachland.

HWY. 89 NORTH

Prosser Heights – Residents enjoy a wooded setting, often with a good deal of space between homes, without a homeowner’s association requirement. Prosser Heights is also near Alder Creek Middle School, with soccer fields and basketball courts available, and a bike path that connects to downtown Truckee. Map.

Prosser Lakeview Estates – A wooded neighborhood just above Prosser Reservoir, with easy year-round recreation access via single track trails in the neighborhood and around the reservoir, connecting with the Emigrant Trail and Stampede Reservoir. There is no homeowner’s association and a Class I bike path connecting the south end of the neighborhood to downtown Truckee. Prosser enjoys easy access to I-80 and is a 5-minute drive to downtown. Map.

Old Greenwood – Has easy access off of I-80, sitting above Olympic Heights. It is a 4-season resort community, centered around a signature Jack Nicklaus-designed golf course. This gated community amenities include a beautiful pool, tennis courts, and spa. Map.

Gray’s Crossing – Set below Prosser Lakeview Estates, Gray’s Crossing members enjoy an 18-hole championship golf course, pool, and PJ’s restaurant, with outdoor seating overlooking the golf course. Gray’s is close to Prosser Reservoir and the bike path to downtown.

NORTHSTAR

Mountainside Northstar – Located between the Ritz Carlton and the Village at Northstar, Mountainside at Northstar is an on-mountain resort with direct access to ski runs. Summer or winter, access to 3,000 acres of skiable, hikable and bikeable terrain. Over 40 miles of open and wild trains to discover. Ownership at Mountainside includes access to the amenities of The Ritz-Carlton, Lake Tahoe. Or residents can join the Tree House, Mountainside’s base camp, to enjoy a glass of wine or relax by the fire. Learn more. 

MARTIS VALLEY

Martis Camp – Gated luxury home community off Hwy 267 close to the Truckee Airport, The Rock restaurants, downtown and Northstar. Along with the luxury amenities such as a golf course, spa, pools, and dining, Martis Camp offers a unique setting where people can come together and meet their neighbors at the Family Barn with movie nights, art classes, apres mixers, and outdoor summer concerts.  Groomed cross country trails in the winter and the neighborhood trails lead to popular Martis Valley mountain biking, hiking, and cross-country skiing trails with scenic views and protected wildlife. Learn more. Map.

Schaffer’s Mill – Gated golf course community that gained national attention in 2013 with the building and give away of the HGTV Dream Home. Amenities include a Johnny Miller and John Harbottle-designed 18-hold championship golf course, a clubhouse with swimming pool, tennis courts, restaurant and lounge, spa and fitness center, a private yacht on Lake Tahoe, and the Base Camp Ski Lodge in the Village at Northstar. Map.

Lahontan – Gated community built around a 27-hold Tom Weiskopf-designed championship golf course. Set below Northstar a few miles south of Truckee. Luxury member amenities include tennis and volleyball courts, restaurant, boathouse, spa and fitness facility, and Camp Lahontan family recreation center. Map.

Home Owners Associations

Nextdoor is a free social networking service that connects people in neighborhoods and nearby neighborhoods. It’s a way to connect with neighbors online that you may not otherwise know. Along with putting names to faces, neighbors are using the service to report safety issues, items for sale (or free), missing pets, and to discuss services and other community issues. It is easy and free to sign up:

  1. Go to http://www.nextdoor.com
  2. Enter your home address and email address then click “Find Neighborhood”
  3. Your neighborhood name will appear, as well as the number of neighbors using Nextdoor (on right).Enter your first and last name and a password. Select “Female” “Male” or “Other” and click Sign Up button.
  4. You will be given choices to verify your account. The first choice, “Verify by phone” is easy and you don’t have to talk to anyone. Enter your phone number (Nextdoor states that they won’t save/use for solicitation) and click “Call Now”. When you hit “Call Now” your screen changes to a code to enter once you receive the call. Other choices are to verify with a credit card or the last 4 digits of your social security number.
  5. You also have to reply to an email to verify your email account.
  6. You are now a member. There are easy steps to add a photo and information to your profile, but you may view posts and use the service without doing so.
